The practical middle of Cabo del Sol
Vista Azul is small, and everything in it looks at the water. Two homes closed here in the past three years at $2.15 and $2.4 million; a six-bedroom of 9,297 square feet is currently asking $3,995,000.
It occupies a useful position in the community. You are paying more than Las Brisas or Las Posadas and getting a better outlook for it, but you are not in Cove Club territory. For buyers whose real requirement is a view from the terrace rather than sand under the gate, this is usually where the search ends.

What to watch in Vista Azul
Both recent sales closed below asking. Casa VistAzul listed at $2,499,000 and closed at $2,400,000; Villa Cielo del Mar listed at $2,299,000 and closed at $2,150,000. There has been room here, unlike in the branded enclaves.
Confirm the view is protected. In a hillside enclave, your outlook depends on what can still be built below you. Worth checking the entitlements on the parcels between you and the water before you commit — I can pull those.
