Four recorded sales in three years does not sound like much until you compare it to the rest of Cabo del Sol, where several neighborhoods managed one. Las Posadas is where the community actually trades.
That matters more than it sounds. A neighborhood with real transaction history is a neighborhood you can price accurately, appraise sensibly, and sell when your plans change. In a market as thin as Los Cabos luxury, liquidity is a feature you should be willing to pay for — and here you largely do not have to.
The homes themselves lean traditional: hacienda architecture, courtyards, thick walls, established gardens. Sizes run large, with several closings above 12,000 square feet of total constructed area.

What to watch in Las Posadas
Constructed area is not living area. Several Las Posadas listings quote very large total areas that include terraces, palapas, garages and covered circulation. A 17,205 square-foot listing may have a fraction of that under air conditioning. Ask for the breakdown before you compare price per square foot against another enclave.
There is room to negotiate. Las Posadas has produced the widest gaps between asking and closing price in Cabo del Sol. If a property has been sitting, the list price is unlikely to be the number.
