What to watch in Las Colinas
Price per square foot is misleading here. Casa Van Brunt asks $4.5 million for 4,081 square feet; Casa Alegria asks $5.3 million for 14,903. They are not comparable properties, and the larger number is not automatically the better buy. What you are paying for on this hillside is sightline and lot position.
Verify the view corridor. Elevated lots are only as good as what gets built below them. Before you commit, check what is entitled on the parcels between your prospective home and the water. I can pull this for you.
