Cabo del Sol sits on the Cabo Corridor, the twenty-mile ribbon of coastline between Cabo San Lucas and San José del Cabo. Most of that coastline has powerful surf and steep drop-offs. Cabo del Sol has a protected cove — which is why the resorts chose it, and why the real estate holds its value.

The community is gated and staffed around the clock, with roughly nine distinct neighborhoods inside its boundary. They range from four-bedroom golf villas in the low $2 millions to oceanfront estates in the Cove Club that have traded as high as $18.7 million. It is a genuinely wide market inside a single gate — unusual in Los Cabos, and useful if you are still deciding on budget.

Two Courses That Built the Community


Cabo del Sol was planned around its golf. The routing came first; the real estate was laid out around it. That is why so many homes here open directly onto fairway or ocean rather than onto other homes.

The Ocean Course

Designed by Jack Nicklaus and opened in 1994, the Ocean Course is the reason Cabo del Sol appears on international golf lists. Nicklaus described its closing stretch as the three finest finishing holes in golf — seven holes in total play along the Sea of Cortez.

For buyers, the practical point is simpler: Ocean Course frontage is the single biggest driver of price variance inside the community, ahead of square footage.

The Cove Club & Second Course

The community's second course and private club anchor the western side of Cabo del Sol. Membership structures here are separate from HOA dues and are worth understanding before you write an offer — they vary meaningfully between neighborhoods and are not always transferable on resale.

Yes, you can own here — and it is simpler than you think


Cabo del Sol falls inside Mexico's restricted zone, the strip within 50 km of the coast where foreigners cannot hold direct title. That sounds alarming and is not. Foreign buyers take ownership through a fideicomiso — a renewable bank trust in which a Mexican bank holds title as trustee while you hold every right of ownership: to occupy, renovate, rent, sell, or leave it to your heirs.

The trust runs 50 years and is renewable indefinitely. Setup typically runs a few thousand dollars with an annual maintenance fee. Alternatively, buyers purchasing for rental income sometimes hold through a Mexican corporation instead — which one is right depends on how you intend to use the property, and it is worth deciding before you make an offer rather than after.

Budget roughly 5–8% of the purchase price in closing costs as a buyer: acquisition tax, notary fees, trust setup, and registry. Sellers carry the brokerage commission.

Because Cabo del Sol is within 50 km of the coast, foreign buyers hold title through a fideicomiso — a renewable 50-year bank trust that grants full ownership rights including the right to sell, rent, renovate and bequeath the property. It is the standard, well-established mechanism used across Los Cabos.

Over the past three years closed sales ranged from $2,000,000 to $18,700,000, with a median close of $3,075,000. Current asking prices run from roughly $1.2 million for a two-bedroom condominium at Puerta del Sol up to $9.9 million for a Four Seasons Private Residence. Which neighborhood in Cabo del Sol is the best value?

Is the beach at Cabo del Sol swimmable?
